We look at the site topography, any easement restrictions, location of services on site, site access, condition of boundary fences to be retained and if there is any major/large trees and shrubs on site.

Based on your block site (depth and width) we will recommend some of the designs that will be applicable to your lot. If our design don’t fit your needs, Bluegem will alter the design or we start with a blank canvas and work with our customer so achieve the forever home you desire.

Step 3

Initiate selection / provide tender price estimate

Initiate selection / provide tender price estimate

Based on our standard inclusions and finishes, Bluegem will provide a budget estimate based on your home design. Our estimating and sales people work closely with our suppliers and trades to help us work out initial budget cost on both standard and custom home designs. This together with our estimating tools, will ensure that your new home build will not blow the budget and you are able to achieve an affordable price.

Plans approval

Plans approval

Plans and consultant documents are submitted to Certifying Authority for approval. You will also be assigned a customer liaison manager who will ensure that your application is approved swiftly while keeping you informed about its progress throughout the assessment period. During this process, the client is able to make upgrade variations and selection changes prior to signing contract and final tender.

Once the plans are completed, and the initial selections and finishes are included, we draft up final tender price based on the design, house size and selections. Customer will be required to sign the tender along with the final architectural plans and documentations and building contract.

Building your dream home starts here…..out with the old and in with the soon to be completed new home. Our construction team will ensure your home is built to the highest quality and we have taken that step further by engaging external independent building inspectors that will inspect the construction of your home at critical stage completions. Prior to each progress claim, a member of our site team will schedule a site inspection with you and take you through your home and show you the progress.
